The Riverside Housing Group acquired four high-rise properties as part of a successful stock transfer from the affordable housing firm, The Guinness Partnership back in 2021.
Both the Lymecroft and Dovercroft apartment blocks rose 13-storeys high containing 144 dwellings. The remaining two blocks; Rydercroft and Dealcroft reached 15 storeys high containing 168 dwellings.
Originally commissioned by the Liverpool Borough Council authority in the sixties, the four residential high-rise buildings were constructed in 1970.
Following The Riverside Housing Group’s acquisition, a high number of essential boiler repairs were identified by the Group’s maintenance and repairs firm Evolve Facility Services.
The tower blocks, inclusive of 312 dwellings were the latest properties to benefit from Evolve’s impressive investment works programme.
Standing 37 metres high, each apartment block rose above a busy residential area, not to mention that the scaffold was erected whilst residents remained in their homes.
As the buildings were occupied by tenants during the refurbishment works our team provided a considerate working plan that maintained safe access at all times to ensure resident safety.
The Layher system solution ensured that Evolve Facility Services gas team could work safely on their boiler replacement programme – ensuring clients homes were safe, secure, and well maintained.
Terry Shrimpton, Director of Operations at Evolve Facility Services said: “This has been a challenging project to deliver. The collaboration between Evolve and Teal Scaffold has been first class. The feedback from our team regarding Teal Scaffold has been excellent and we are looking forward to working with them on more projects in the future”.
Following a competitive tender process, Teal Scaffold successfully begun erecting the bespoke access solution on the nine-story high rise apartment block.
The 1960’s high-rise, which contains 51 one and two-bedroom apartments, is owned by the Regeneration Group, Torus.
Torus members’, HMS, were appointed to conduct the remodelling of the high-rise block, which was fitted with new windows, kitchens, bathrooms, front doors, balconies, and a lift.
The building also benefited from a new wall insulation system, with the external walls finished with non-combustible render, incorporating stone wool insulation.
To facilitate the refurbishment work Teal Scaffold’s working at height experts installed a bespoke tube and fit solution.
The scaffold solution which was erected during a 16 week build period incorporated a system staircase design and passenger hoist to safely enable various trades to access the flats.
Torus Asset Project Manager, Ste Stimm said: “The excellent service Teal Scaffold is providing facilitates the essential refurbishment works on the building. The £5million investment in Kingsway House demonstrates Torus’s commitment to investing in our existing homes. The refurbishment will create a modern block that will not only look great, but will also help to reduce carbon emissions, whilst benefiting tenants by improving energy efficiency, and making their homes warmer”.
This regeneration project involved the refurbishment of the internal and external environment of the 91 apartments.
The pedestrian area directly surrounding Oxford House was often busy, with residential properties located in close proximity to the construction work, further complicating the brief. Adding to the limited timeframe set to erect the scaffold, a safe scaffolding design solution was required to quickly deliver access works within a high-risk environment.
A focus on the reduction of carbon output was central to our contractors clients; One Vision Housing and their Net-Zero Carbon Commitment. This was achieved by improving the thermal envelope of the building by installing external wall insulation and higher performing windows along with a new insulated roof and improved flat entrance doors.
Our team localised our supply chain with materials being sourced from a local scaffold material provider. By reducing shipping and storage, emissions were reduced and energy usage. The factors above contributed to the delivery target of a carbon tonnage saving of 33 Tonne per annum for The Sovini Group.
To enable the construction work to be processed access scaffolding was erected. The end-to-end solution was delivered by Teal Scaffold. From an adaptable and accessible design to provisions of goods, passenger hoist and dismantle.
Teal Scaffold drew on their teams’ years of experience and expertise to meet the clients expectations and timescales.
John Davies, Contract Manager said: “Teal Scaffold provided a professional and supportive service throughout. In a challenging location often subjected to difficult weather conditions; Teal staff were on hand to provide the necessary expertise required to enable our staff to fully access our areas of work in a safe manner”.
